Building automation with EasySens® wireless products at “Schwabinger Quartier 2”
Close to the BMW Group's Research and Innovation Center, the "Schwabing Nord" building ensemble has been built, a DGNB Gold certified office and commercial complex.
For the realization of Quartier 2, PKE Deutschland GmbH, an expert in building systems and building automation, relied on digital and analog measurement electronics from Thermokon. The EasySens® wireless system plays an important role.
On a gross floor area of 41,000 m², DIBAG Industriebau AG has created an attractive com-mercial location that enriches the trendy district of the Bavarian capital. Well-known corpo-rations like Siemens and Toyota are located here, as well as companies from the automotive industry and suppliers. The modern design of the light-flooded premises was developed with the aim of sustainability as a green building: For its energy-efficient design, the "Schwabing Nord" ensemble received the gold DGNB certificate.
DIBAG nominated PKE Deutschland GmbH, known as a specialist for user-friendly, innovative solutions for energy-efficient room and building automation, to implement a building auto-mation concept for Quartier 2. In accordance with the client's specifications, PKE focused on developing a concept that considers resources and allows the office space to be used in a variety of ways and rearrange easily at any time.
EasySens® enables flexible use of space
For the implementation, PKE selected solutions from Thermokon. The sensor expert had al-ready distinguished itself in the course of various joint projects with high-quality measure-ment electronics "Made in Germany". Holm Ebermann, senior project manager at PKE, re-ports: "The required room flexibility“ could be implemented with the help of innovative products based on EnOcean technology, among other things. We selected Thermokon be-cause of their powerful overall package, product portfolio and service including reliable, trustworthy development work and integration of new solutions. In addition, the energy-autonomous EasySens wireless system brought important prerequisites for implementing customer requirements."
Integrated into DDC systems
For this project, a total of three EnOcean-based solutions from Thermokon are used in the "Schwabing Nord" office and commercial complex. PKE's automation concept called for Thermokon's sensor technology to work together with two different DDC systems.
Reliable measurement of actual and setpoint temperatures is provided by 180 EasySens room control units of the SR07 P type. The classy operating device with potentiometer sends its values to the central building automation system for further processing and this ensures a comfortable room temperature. The high degree of comfort is supported by 155 battery- and wireless EasySens switches for controlling the shading. Additional 200 EasySens wireless switches are used in the rooms to change the lighting as required. All solutions can be flexi-bly installed because of their wireless technology, allowing a high degree of design freedom for architects, planners and users.
Analogue sensor technology from Thermokon also contributes to demand-oriented building automation in the building ensemble. Among other things, PKE selected Thermokon sensors for measuring the temperature in all heating and ventilation ducts and for pressure monitor-ing. The overall concept is completed by various condensation monitors and frost protection thermostats.
More than 500 EasySens® products in use
The main challenge in planning and implementing the building automation system was the large number of wireless-based EnOcean devices - more than 500 in total. To ensure full coverage, PKE used a tool in the planning phase, which is suitable for mapping the respective wireless ranges in the dwg and BIM plans.
Last but not least, professional planning and a proper organization of the implementation and installation was necessary. Thermokon's service orientation was honored by PKE: The product deliveries were always on schedule and were delivered in specified quantities based on a LEAN plan to optimize the workflow. In addition, the pre-configuration of the "SmartAck" function contributed to a significant reduction of the commissioning time and time spent on site.
Smooth implementation
PKE Senior Project Manager Holm Ebermann is extremely satisfied with the implementation of the EasySens solution: the EasySens ecosystem allows for a very quick installation and commissioning due the fact that no cabling is required and pre-commissioning is possible before being on site. Another positive aspect is the ease of installation. This is what makes EasySens an outstanding solution.
